Buying Process in North Cyprus

1.Selection

2.Deposit

To secure your chosen property and remove it from the market, a deposit of 5% of the property's value is required. This deposit ensures the property is reserved exclusively for you for a period of 2 weeks to 2 months, depending on the developer's terms and conditions. Our team will be by your side throughout the entire process to provide support and answer any questions you may have, ensuring a seamless and confident purchase experience.

3.Preparing for a deal

When you make a deposit, a qualified lawyer will be appointed to guide you through the entire property purchase process. The lawyer will handle all legal formalities, including registering your sales contract with the TAPU (Land Registry Office), applying for your purchase permit, and managing all related transactions on your behalf. If you prefer not to be present in person, you can grant power of attorney to the lawyer to act on your behalf throughout the process.

As part of the legal requirements, you will need to provide a certificate of non-conviction with an apostille. This document can be obtained from your local police authority in your country of residence.

4.Contract

When you sign the purchase agreement, it will be prepared in both English and Turkish, with certified translations carried out by a government-authorised translator. If desired, you may request that the contract explicitly states the English version shall take precedence and be considered legally binding in the event of any discrepancies or disputes.

The contract signing typically takes place during a meeting with your appointed lawyer, where all terms of the purchase, including the agreed payment plan, will be clearly outlined.

Many developers offer interest-free installment plans, ranging from 6 months up to 10 years, depending on the project. Alternatively, you may apply for a property loan of up to 20 years, with interest rates typically ranging between 8% and 10%. To apply for financing, you will need to provide a valid proof of income.

5.Registration of the Agreement and Taxes

Our lawyer will assist you in registering the purchase agreement with the North Cyprus Land Registry (TAPU), a process that typically takes around 21 days. At the time of registration, a 0.5% stamp duty is payable based on the property price in the contract.

Upon receiving the keys, a 5% VAT is paid to the developer, who forwards it to the tax authorities. After your purchase permit is granted and all documentation is submitted, title deed transfer takes place, which is subject to a 6% title deed tax. This final step usually occurs 6 to 12 months after the initial purchase.
